A few good questions. Fewer surprises.
You do not need to know every roofing term before asking for help. Bring what you know about the house, then use these questions to make the proposed work clear.
Before you request an inspection
- Note the property area, project type, and preferred timing.
- Write down when you first noticed the issue and what weather was happening.
- Gather any previous repair records or warranty documents you already have.
- Take photos from the ground or inside the home if you can do so safely.
- Mention gates, driveway access, pets, tenants, or a second-home schedule that could affect a visit.
- Ask whether the inspection has a fee and what the visit includes before booking it.
The initial form asks for an area, not a full street address or uploaded documents. Arrange any detailed document or access exchange directly with the person handling your inspection.
When reviewing a contractor
Ask for the legal business name and license details. Use the Utah Division of Professional Licensing website to find the official license lookup. Request current insurance information and examples of comparable projects from the contractor.
Ask who will supervise the job and who you should call with questions. Clarify whether other businesses will be involved and which business is responsible for your contract and warranty.
At the inspection
- What did you find, and can you show me?
- What could not be inspected yet?
- Are there reasonable repair and replacement alternatives?
- What needs attention now, and what can be discussed separately?
- Which parts of the estimate depend on assumptions?
Before signing
Confirm the materials, work areas, exclusions, payment schedule, and expected timing. Ask who handles applicable permits, deliveries, removal, protection, and cleanup. Make the approval process for additional work explicit.
For multiple bids, use the same list of questions. Our estimate comparison guide walks through that step in more detail.
Before the crew arrives
Agree on parking, delivery access, dumpster placement, working hours, and which areas need to stay clear. Ask what you should move or protect and how the crew will communicate weather delays. Let the contractor know about pets, children, neighbors, or access constraints that affect the work area.
Before the final handoff
Walk through the completed scope with the contractor. Ask for completion photos where useful, an explanation of any approved changes, and confirmation that debris removal is complete.
Keep the final invoice, material information, written warranty terms, and service contact details together. Ask which maintenance responsibilities or registration steps apply to the products actually installed. Have unresolved items recorded with a person responsible and an agreed next step.
An on-site assessment is needed to confirm your roof’s condition and the appropriate work.
